DescriptionDESCRIPTION VGI provided a complete renovation and update of the client's dense occupancy office HVAC systems. The client's existing HVAC system consisted of multiple single-zone, constant-volume rooftop units and four large-capacity, multi-zone rooftop units. All components were nearing the end of their life and the client wanted to upgrade to a more efficient and cost-effective system. SIZE 90,000 ft2 COST $1,300,000 SERVICES VGI approached this project with little information about the building and no as-built drawings. After gaining a full understanding of the building, its various systems, occupancy and daily use, we created detailed as-built drawings of the entire building, HVAC systems and reflected ceiling plans. We also interviewed facility and staff personnel to determine space comfort levels and inadequacies of the existing HVAC systems. Once we had the building and HVAC systems thoroughly documented, we were able to produce an energy model of the existing HVAC system and synchronize it with historical energy use. We worked within the client's budget to create the most efficient and cost-effective HVAC solution. The final design consisted of premium efficiency rooftop units, a variable refrigerant volume system and an energy recovery ventilation unit. Change orders amounted to 2% of the project cost, mostly owner-driven.
